BACKGROUND
Calvert County, the smallest county in Southern Maryland, is one of the fastest growing counties in the State. Located only 46 miles from Washington, D.C., it re-tains its rural character and agrarian roots, offering excellent schools, a clean envi-ronment and a good quality of life. Calvert is a peninsula, bounded by the Chesapeake Bay on the east and the Patuxent River on the west. State planning officials project that Cal-vert County will grow 30% in the first decade of this century, adding considerably to the 45% growth that took place in the 1990's.
COUNTY RESPONSE
In response to the rapid growth, county officials have designated seven "Town Centers" within the county. The Lusby Town Center Master Plan was recently adopted and identifies the "core" of the "Town Center" at the intersection of Rousby Hall Road and H.G. Trueman This intersection is one of the two main intersections that bounds the Lusby Commons site location. In addition, a significant concentration of population passes through this intersection as the primary thoroughfare and point of access to many neighborhoods, as well as Patuxent High School extending East along Rousby Hall Road.
MARKET AREA
Competition in the southern part of the county is limited due to the limited areas of designated town centers. Currently, Giant is located to the south over the Patuxant River bridge in Saint Mary's County and to the north approximately 14 miles in Prince Frederick. A Food Lion has recently opened in the Lusby Center on H.G. Trueman Road. The only grocery anchored centers in the im-mediate trade area are a Food Lion Center, and Woodburns (a local operation) both located to the south in the Solomons Town Center.
RESIDENTAL AREA
Chesapeake Ranch Estates and Drum Point, two of the largest neighborhoods in the county, together account for approximately 4,300 households and more than 12,200 in population. It is estimated that the Lusby area, that include the Ranch Club, Drum Point, and the surrounding Rousby Hall neighborhoods, makes up about 24% of the total Calvert County population. In addition other large residential areas including White Sands is located just north along Route 2/4, while Solomons Island is located just south of Lusby, also a part of the immediate trade area.
